Report Summary

The Vancouver market continues to thrive as office space is becoming more limited. With rates rising, some tenants are beginning to look at alternative options, such as the suburbs, as well as Class B or C space as opposed to the desirable Class A market.

As sublease space hits the market, specifically in the Downtown Core, tenants are acting much faster to seize the opportunity. Depending on the term left in the lease, sublease rates are often exceptionally low, and almost always below current market value, especially if the original lease was negotiated a few years ago.

Leasing rates continue to rise as suitable leasing options become more limited. The most significant rises can be seen in the Downtown Core, as no new office developments will be coming to the market following the completion of the Jameson Development on West Hastings Street (estimated completion date of Fall 2007) and Bentall V (estimated completion date of Summer 2007).

Report Summary

Leasing activity this quarter was the strongest it has been in the recent past, registering 1,632, 353 square feet of positive absorption across the Greater Vancouver Regional District (GVRD). Landlords continue to gradually push lease rates up across the GVRD, as a result of the lack of available options in the market. This lack of available options is very evident when looking at the decrease in vacancy from 1.5% in the first quarter of this year, to 1.1% as it sits today. The demand for space is still outpacing the supply of new product in all submarkets of the GVRD, especially for warehouse and distribution space.
